If water pools during rain but clears within hours, that’s a stormwater problem. If the yard stays boggy for days after rain stops, that’s groundwater trapped in the soil. Signs you need subsoil drainage

  • Signs: yard stays wet for days after rain, spongy patches in lawn, water seeping through retaining wall, plants dying in specific areas regardless of what you plant.
  • Why it’s common in the Inner West: heavy clay soil in Dulwich Hill, Canterbury, Summer Hill and Stanmore holds water rather than draining it.
  • French drains: gravel-filled trench with perforated pipe. Groundwater flows by gravity to a drainage outlet. No moving parts.
  • Ag pipe systems: flexible perforated pipe in a gravel bed. Standard fix for general subsoil drainage issues.
  • Soakwells: underground chamber that allows water to percolate slowly into surrounding soil.

Subsoil drainage for Inner West properties

Most Inner West yards sit on weathered Ashfield Shale, a heavy clay soil that holds water at the surface instead of letting it soak away. After a Sydney downpour, the water has nowhere to go, so it pools against foundations, kills lawns and rots timber subfloors. Older suburbs make it worse. Marrickville, Petersham and Dulwich Hill are full of Victorian and Federation terraces with narrow side returns, sealed paving laid over old gardens, and tiny courtyards that drain straight back into the house.

How we install subsoil drainage

  • Site assessment. We walk the property, note where water pools, check the fall on the block, and identify a legal discharge point.
  • Existing drains checked first. If there’s a line we can connect to, we pressure-test and run a CCTV drain inspection to make sure it’s sound before tying in.
  • Excavation to depth. Usually, it’s 400 to 600 mm, set by the soil at your property and how deep the groundwater sits.
  • New pipe installed. The trench is lined, a new drainage pipe is laid on a fall so water moves the right way, and the trench is backfilled and finished with topsoil so the surface looks like we were never there.
  • Connection to stormwater. The discharge ties into your existing stormwater drainage or a legal alternative outlet. Pressure-tested before we leave the site.

Yes, and clay’s exactly the soil it’s designed for. The Ashfield Shale clay under most Inner West yards traps water at the surface, which is the reason these homes flood. A correct system uses the right trench depth, non-woven filter fabric to stop clay clogging the pipe, and graded aggregate around a perforated pipe set to a fall. A generic DIY French drain often fails here because the fabric, depth or grade is wrong. Done properly, it lasts decades.
